Situation

The property is located on the A382, approximately 1 mile from the sought after small Stannary town of Chagford, centred around its historic and attractive main square, and offering a great range of local shops, Spar market, parish church, primary school, doctors and dentists, vets, and pubs. There are a great range of local sports and social clubs and also an open air swimming pool whilst the surrounding Dartmoor countryside offers a wealth of country pursuits.

There is easy access north to the A30 dual carriageway, leading west to the beaches of Cornwall and east to the Cathedral City of Exeter with its wider range of shops, services and transport links including the M5 motorway, mainline rail station connecting to London, and an international airport.

Description

This unlisted stone built house is believed to have been converted circa 2010 from the former stables/outbuilding of the neighbouring Easton Court House, a Grade II listed former hotel which became popular with authors as a writers' retreat in the 1930s, 40s and 50s, and was where Evelyn Waugh completed A Handful of Dust in 1933 and Brideshead Revisited in 1944. It now offers comfortable and spacious accommodation over two storeys with a south facing garden, outbuildings and a small plot of land. It benefits from good height ceilings to the ground floor and a range of character features.

Accommodation

The current main access is straight into the spacious Kitchen/Diner with beams and stone flooring and offering extensive Beech timber units under a marble work surface. This leads through to a good sized hall with high ceilings and into the spacious Living Room overlooking the garden. There is also a small conservatory off the hall to enjoy when the days get a little cooler. To the first floor are three double bedrooms, two with vaulted ceilings and painted timbers and some reduced head height towards the eaves, a bathroom and a separate shower room.

Outside

A pedestrian gate from the layby leads into the south facing garden with a patio and paved seating area sheltered by the adjoining fencing. A level lawn with a mature tree and some shrubs runs across the front of the property towards the extensive gravelled area offering generous parking to the front of the Double Carport and the lockable storage shed. There is vehicular access between large stone walls from the adjoining lane which the neighbour also has access over. A gate leads through to an area of land with a polytunnel and potential for a productive vegetable garden extending to approximately 19m x 11m.

Services

Mains electricity, gas and water (metered). Private drainage. Gas central heating boiler and hot water. Broadband: Available up to 25mbps (Source: Ofcom)
